Do I Need a Set of Plans Before I setup a meeting with the builder?
No.
Although knowing exactly what you want is good, you don't need
biddable plans to talk to us about your new home. Our in House
Design Team can create a custom design based on your ideas. We
can take your existing ideas and sketches or start from scratch to
create your dream home.

Do I Need To Own Land Before I setup a meeting?
No.
You can either already own land or we can have one of our realtors
find the perfect property for you. Remember, the top three
rules in real estate are Location, Location, Location.

Should I purchase Plans Online?
No.
We Recommend that you use them as a reference for ideas, but we do not recommend that you purchase them online for permitting. Most plan companies are outside the state of Florida and do not meet the rigid Florida Building Code. Our code is 2nd most stringent buidling code in the nation next to California. Our design team can take any ideas that you may have and implement them into permittable drawings.

Will I be able to bid my plans with other contractors?
Yes.
We would love to build your custom home for you, our design team designs homes
for other builders in the area. You would certainly be able to bid our plans
with other contractors if you would like.

How long will it take to build my custom home?
Because there are so many aspects to building your home, i.e. complexity of
design, weather, etc... We can't always give a standard answer to every project. We strive to be
completed within 12-13 months depending on the project, but as sub-contractor
availability and weather play a large part of our scheduling it is hard to nail
a specific date at any given time.

What Design Information should I bring on my first meeting?
Most of our customers have thought long and hard about what they need in there
new home before we meet with them. The best information to bring with you is your
preliminary ideas on floor plan layout, number of rooms and what type of rooms you
require, and style of design you are interested in. From that information, we can
create a beautifully designed luxurious home that you would be proud to show off to
your friends and family.

Will it cost a lot to get started?
No, our initial fee is about $600.00 to start the design process. That will include
the initial design of Floor Plan and Elevation. This will be a
biddable set of drawings
that we will be able to bid from for the estimate on the construction.
The file cost of plans will be included in the price of construction
unless you decide to use another builder. Then we charge a per
sqft price to create the construction documents.
